Current Owner Search   $65 plus County fees

A Search of land records is performed from the execution date of the current deed of record for the subject property forward and complete information from that deed, including the legal description as reported, along with reporting complete information regarding open/mortgages/deeds of trust, judgments, federal tax liens, pending suits, real estate taxes, and out sales.

Full Search   $100 plus County fees

A full search is performed for 30 years, and the chain of title including the current deed of title and UCC's encumbering the subject real estate is reported, along with ALL MATTERS AFFECTING THE SUBJECT REAL ESTATE

Two Owner Search   $75 plus County fees

A Search of land records is performed from the execution date of the prior owner of record for the subject property forward and complete information from that deed, including the legal description as reported, along with reporting complete information regarding open/mortgages/deeds of trust, judgments, federal tax liens, pending suits, real estate taxes, and out sales.

Last Vesting Deed   $30 plus County fees

A Search of land records is performed for the current deed of record for the subject property forward and complete information from that deed, including the legal description as reported, along with reporting complete information regarding current owners, site address, assessment, tax, and vested title holder.

Ownership Search   $35 plus County fees

A Search of land records is performed from the execution date of the current deed of record for the subject property forward and complete information from that deed, including the legal description as reported, along with reporting complete information regarding current owners, site address, assessment, tax, and vested title holder.

Bringdown Report and Document Recording   $30 plus County fees

After examining the mortgage/deed of trust for compliance with recording requirements, i.e. acknowledgement, proper fees, appropriate legal description, signatures, etc. we will perform a bringdown search from the EFFECTIVE DATE  of original search up to the day of recording.

Update     $30

We will perform a bringdown search from the effective date of previous report completed, and report any changes to the report, along with the new EFFECTIVE DATE of the updated order.

Judgments     $20 per name

We will perform a name search at recorder and or clerk of court.

Copies    $1 per page plus County Fees

Copies of documents ie mortgages, deeds, assignments, judgments (except plats $25)

Document Retrieval   $25 per document plus County fees

Retrieval of plats, parcel maps, document copies

Mortgage /Release Verification   $30 plus County fees

Verification of mortgages and releases

Water Certification     $75 per parcel plus City fees

We will complete a City of Chicago Water Certification.

Zoning Certification    $75 per parcel plus City fees

We will complete a City of Chicago Zoning Certification.

Transfer/Exemption Stamps   $50 plus City/County fees

Retrieval of city or county transfer stamps. (except suburbs $100) 

Release Lien   $30 plus fees

We will file a release of lien with the Cook County recorder

Certificate of Occupancy   $70 per parcel plus fees

We will complete a City of Chicago Occupancy Certification.

Tax Search     $30 per parcel

We will complete a 20 year Cook County back  tax search.

Estimate of Redemption    $30 per parcel

We will complete a County Clerk estimate of tax redemption.

Tax Bill   $30 per parcel plus County fees

Retrieval of tax bill from the Cook County treasurer

Tax Bill Payment   $30 per parcel plus County fees

We will make a tax payment at Cook County Treasurer's

Sale Inspection   $100 per parcel plus municipality fees

We will complete a point of sale inspection at suburban municipality

Heir & Probate   $35 per parcel plus county fees

We will search for heir and probate cases

Tax Appeal   $100 per parcel plus county fees(residential only)

We file a tax appeal at Cook County Assessor's

Tax Exemption   $75 per parcel plus county fees

We will file your qualified exemptions at Cook County Assessor's

Assessed to Exempt   $75 per parcel plus county fees

We will change your qualified property status to exempt at Cook County Assessor's

Exempt to Exempt   $75 per parcel plus county fees

We will maintain your qualified property status to exempt at Cook County Assessor's

Tax Abatements   $150 per parcel plus county fees

We will get your qualified property improvements or renovations exemption at Cook County Assessor's

Incentive   $150 per parcel plus county fees

We will get a class change for your qualified property at Cook County Assessor's to encourage economic development

Division/Consolidation   $75 per parcel plus county fees
